Checklist for buying a house in Spain

Are you ready to find your dream home?

1. Do you know in which region you want to buy?
You are in love with Spain and you are convinced that you want a second home there? The dream has been in your head for a few years now. There is only one small problem: there are so many different regions in Spain, and you are still hesitant about where to live…. We know from experience that many people have the same wishes. The region in which we have lived and worked for more than 10 years has everything to offer that people want. The Costa Calida & Costa Blanca South region are relatively small but the most diverse of all regions in Spain. This region has been declared the healthiest living environment in Europe. It is from authentic to touristic, it is from natural beauty to modern shopping centers.

2. Are your home wishes clear? (Think of the type of home, number of bedrooms, bathrooms, location, facilities)
There are several homes on the market. Apartments also come in many gradations. There are large complexes and small-scale projects. There are ground floor (ground floor), middle floor & penthouses. Due to their location, these projects can sometimes offer more spaciousness and privacy than villas. Then there are of course options for different bedrooms and bathrooms. Keep in mind that these are always smaller in Spain than in the Netherlands or Belgium. There are also different types of houses; Bungalow type (ground floor), detached & semi-detached houses, townhouses (usually 3 floors). We know from experience that people are the first to choose the appearance of the home. Only when they are on the road with us do they realize that it is much more important where this house is located. So that the location is actually the most important thing.

3. Do you need a mortgage?
A mortgage in Spain is usually easy to arrange. The banks usually maintain a 70% / 30% (own contribution) scheme. Droomhuis can easily calculate whether you qualify and for what amount. This is important to know in advance before deciding to look at a property.

4. Is it clear what you want to do with the purchase ( invest , emigrate)? There are different motivations to buy a home. This can be an investment. Or emigrate permanently. You can choose to hibernate. All these motivations have one common denominator; LOCATION. To be properly guided, it is very important to go out with a reliable broker. A broker who has been active for 10 years, speaks the language, has an office on site, has built up a large network over all these years that is really necessary to guide you well. So that you end up in the right location.

5. Do you know which costs come with the purchase?
The house has been found, there is an amount available, but it will all work out. There are always costs on the purchase amount. The legal costs are always added; 10% VAT (new construction), notary, lawyer, power of attorney, land registration, water & electricity connection. In addition, when purchasing a new-build home, the interior is also considered; furniture, air conditioning, kitchen equipment, etc. A good broker can tell you exactly how much that will be in total. After all, this one has already chopped with this ax before.

6. Do you know who pays the broker ?
There is often a lack of clarity about who pays the broker. We are often told ¨ you are doing all this for us, you can never do that . What a broker does in quantity is the choice of the broker. In the case of new-build homes, the broker is paid by the project developer. The broker is paid by the bank if it is a bank resale. The broker is paid by the selling party if it concerns a second-hand home. So you don't pay us.

Important points for a reliable real estate agent in Spain:

  • On-site office

  • 10 years or more working in the region

  • Spanish speaking

These points are necessary for the broker to build up an extensive and reliable network to be able to guide you as a customer through the entire purchase process. This has indeed been proven by experience.
